New family homes in Bacton-on-Sea near completion

Families will soon be able to move into new homes being built in Bacton-on-Sea, with shared ownership properties still available. 

Flagship Homes, part of Bromford Flagship, held a drop-in session at the hall in the north-east Norfolk village to throw a spotlight on the shared ownership homes at the new site off Coast Road, called St Andrew’s Meadow.   

Shared ownership allows buyers to purchase a share of a home and pay rent on the rest, making it easier to get on the property ladder.

Around 50 people, ranging from young families to long-term village residents, were at the session, which Flagship Homes senior project manager Peter Waplington said was a marker of how popular the project was. 

He said: “Affordable home ownership is in short supply across North Norfolk, so bringing 19 new shared ownership homes to Bacton, alongside the 28 affordable rent homes, is a particular point of pride for the project team. 

“Progress on site has been excellent after breaking ground only last year, and the fantastic turnout at this event really shows how important and impactful this is for the community.” 

The project includes two two-bed bungalows, four two-bed houses, and 13 three-bed houses for shared ownership.  

All homes at the site are being built with timber frames as well as energy-saving measures such as air source heat pumps and solar panels. 

Ipswich-based Aspen Build, the main contractor on the project, was also at the session.  

Gary Rush, construction director at Aspen Build, said: “It was great to meet locals and see their excitement about these new homes.  

“Collaborating with both Flagship Homes and NNDC has been fantastic, and we’ve seen excellent progress made. We can’t wait to see this become a community as people move in.” 

The developers have worked closely with parish and district councils to make sure the new homes are the kind and size the village needs. 

Councillor Jill Boyle, North Norfolk District Council’s portfolio holder for housing and people services, said: “I was delighted to attend today’s event and see the real buzz around these new homes. There’s been great progress since my last visit, and it’s so exciting to see this partnership producing such a lovely set of homes.” 

The St Andrew’s Meadow development also includes 28 affordable rent homes and was part-funded by Homes England. The first homes are due for completion by summer 2026.

Who can buy a shared ownership home?

Shared ownership could work for you if these three points apply:

  • It will be your main home – not a second property or investment
  • You’ve got some money coming in – whether that’s savings, equity from another property, or regular earnings – but buying outright on the open market is still out of reach
  • Your household income is £80,000 or less per year
