How to buy an outright sale home

It’s a good idea to have your mortgage agreement in principle before you start your search for a new home. This allows you to view properties that you know are within your budget, and that you’ll likely be able to secure a mortgage on. Plus, this will give you an advantage over other buyers in a competitive housing market.

Arrange a visit to one of our exquisite developments where you’ll be able to spend time in the show home to help you get a picture of what it’s like to live in a Flagship home. Once you’ve had time to get to know the development of your choice, our Sales Advisors will show you the available homes and any that may be coming soon. They’ll then talk you through the sales process, highlighting any extras that may apply to the home you choose.

When it comes to purchasing a house, there are some aspects that must be left to a qualified expert, like a conveyancing solicitor. Our Sales team will be happy to suggest a variety of solicitors for you to consider, although you’re welcome to choose someone who we’ve not worked with before – the choice is yours.

Your conveyancing solicitor will make sure you’re protected and ensure the purchase runs smoothly. They will liaise with the developer’s solicitor and your mortgage company throughout the process to make sure the purchase completes in a timely manner.

Once you’ve found your dream Flagship home and confirmed your financial arrangement, you can secure the property by paying a reservation fee. This fee will be a maximum of £1,000 and will reserve the home for 28 days. During this time, we will work with your solicitor and mortgage provider so we can exchange contracts. We’ll deduct your reservation fee once the sale has completed.

If your new home hasn’t been fully built yet, your mortgage lender will perform a desktop valuation survey to confirm the value of the property. If the house is already built, the surveyor may also wish to visit the development to carry out a further survey.

Once the mortgage lender has approved the valuation and your application, they will issue you a mortgage offer, and it’s this offer that allows the sale to go ahead.

Your conveyancer will arrange Land Registry searches and gather information from your local authority. These searches are an important part of the process and compulsory when using a mortgage for your house purchase.

Your conveyancer will examine the documents provided and raise enquiries with Flagship’s solicitors as applicable. This could include ironing out any issues found in the searches or surveys, or any specific queries you’ve raised along the way.

When your legal work is complete, you’re ready to exchange. You will need to pay the agreed deposit to your conveyancer to get the ball rolling. Depending on the length of time between exchange and completion, they may also ask for your Stamp Duty payment (known in Wales as Land Transaction Tax) and their conveyancing fees at this stage too.

On the day of exchange, your conveyancer will transfer your deposit to our solicitors along with your signed contract. This is when the exchange takes place and a date for completion agreed, and it’s from this point that you’ll need to insure your new home, as you’re now legally committed to the purchase.

Close to your completion, you will be invited to meet the aftercare team in your new home. They will run through how to use the appliances in your home, such as the heating system. This is also an opportunity for you to ask any questions you have before move in day!

On completion day, your conveyancer will transfer the rest of the money to us. Once the money has cleared, we’ll hand over your keys. This means the property is now officially yours and you can finally move in!

A few weeks after your move, our In-house customer feedback team will give you a call to check how you're settling in and to ask about your experience buying your new home.
